ALTA Surveys in Jacksonville

In the market for an ALTA land survey in Jacksonville? You’ve come to the right place. Smith Surveying Group can conduct an ALTA commercial boundary survey.

These are not your average title survey. ALTA stands for the American Land Title Association. The ALTA survey – sometimes referred to just as a title survey – is the most extensive type of land survey. They are typically also the most expensive for this reason. Lenders and title companies sometimes require it in order to issue a title or mortgage insurance. ALTA surveys will include boundary lines, locations of buildings, locations of ancillary buildings, any rights-of-way present on the property, utilities and easement. There is quite a bit of detail to these title surveys in Jacksonville. They may also include details about fences, roads and other topographies too.

This fieldwork is accomplished by using a wide range of equipment at the disposal of the land surveyor. They typically include electronic total stations, robotic total stations, GPS, magnetic locations, ground penetrating radar, aerial mapping and photography, remote sensing, laser scanners and 3D high definition scanning. Sometimes even very basic tools such as shovels are employed because the evidence needed for completion of the survey is located underground.

The map of the survey is prepared by using computer programs such as Autodesk’s Auto CAD or Carlson.

Basic boundary surveys will usually cost a lot less than a typical ALTA survey or ASCM (American Congress on Surveying) survey. However, ALTA surveys provide much more comprehensive information about a property.

ALTA NSPS

Alta surveys and NSPS (National Society of Professional Surveyors) standards were developed so that insurers would have a survey completed that could show any and all problems with the title on a piece of land. In other words, the ALTA or NSPS requirements are all aimed at having the land surveyor gather and document data from records and in the field so as to support the needs of title companies.

The title company requesting the ALTA title survey should work closely with the surveying firm because the survey will include the name of the buyer, seller, title company and lender along with other details from the transaction. An ALTA survey cannot be started until a title commitment happens. Any discrepancies can negatively impact correct land ownership.

ALTA surveys or ASCM surveys can be a large investment but they are undoubtedly the best way to guarantee that all parties such as the seller, buyer and lender are satisfied.
